WHY A PRE-QUALIFICATION OR PRE-APPROVAL LETTER?
Many sellers in our market and virtually all relocation companies require a mortgage pre-approval or pre-qualification letter from a mortgage company before they will accept a contract offer. Having such a document in hand before you make an offer to purchase will make your offer more attractive and acceptable to a seller, will place your offer above others who are not pre-qualified or pre-approved, and will help you avoid a rushed or hasty loan program or interest rate decision.
A "pre-approval" or "pre-qualification" letter comes from a mortgage lending institution and states that the buyer has the funds and wherewithal to qualify for a loan up to "$XXX" amount. The "Letter" is not a final loan committment; it is more of a promissory note. It states a lender's confidence in a person's financial strength and shows that they have the ability to follow through on a purchase of a home. A seller wants to sell their home and a financially secure offer to purchase is almost always more attractive than an unsecured one.
